Design-Bid-Build vs Design-Build: Finding the Right Approach for Your Project

When beginning a home design/construction project, there are two main types of project delivery methods to consider: design-bid-build and design-build. Our team will walk you through the details of both options as you consider which approach best fits your goals + needs.

The design-bid-build is a more traditional method with a three step process. First, the homeowner retains an architect to design their proposed project. These designs are then sent out for a bidding phase. From here, the homeowner selects a general contractor to complete the construction and work as an in-between, translating the project goals to outsource design work to an architect.

The second project delivery method, a design-build, is a more contemporary model with an integrated approach that eliminates the bidding phase. Both the contractor and architect are independently hired by the homeowner and work together to perfect design details before construction begins. This is our recommend project process for all clients.

Sean is a graduate of NJIT, where he studied architecture + industrial design. He relocated to San Diego in 2009 to open the boutique architecture studio, Ten Seventy Architecture, focussing predominantly on modern, minimalist, + creative architecture. Sean has also won various awards for modern furniture he has designed.

She relocated to San Diego in 2010 working at a LEED consulting firm before taking a job as a project manager in San Diego’s permit office for 5 years. Later she brought her skillset to Ten Seventy Architecture where she manages projects + permitting.
